Construction is now underway, with a recently approved $39 million contract to complete phase one of the residential redevelopment at the former Oddstad Elementary School site in Pacifica, San Mateo County. The property had been vacant for over two decades after the school’s closure. Crews are now expecting the first 45 units to finish next year, offering affordable housing dedicated to Pacifica School District workforce employees.

The elementary school operated from the hillside property from 1980 to 2004, with the site officially closing in 2005. Demolition work officially started last year, with construction officially starting in January. Brookwood Equities is the project applicant.

Full build-out will produce 70 apartments across seven residential structures. The residences will be split between apartments and townhouse-style units, though many will be hard-pressed to distinguish the two types from the outside. Illustrations show a familiar residential vernacular with gable roofing used to highlight individual entrances across the multi-unit buildings. Seidel Architects and BDE Architecture are jointly overseeing the design.

According to the city, the “majority of [dwelling units] will be priced below market rate for Pacifica’s School District teachers and educational workforce employees.” The existing two soccer fields will be preserved, with a new community building added.

Vehicular access to the site will be provided via an internal driveway connected to Oddstad Boulevard. The property is located by Frontierland Park, on the eastern edge of the city. Residents will be 30 minutes from San Pedro Beach by public transit or 20 minutes by bicycle.

Construction is expected to last around 12-15 months, spread across two phases. The first phase will build four buildings with 45 homes, and the second phase will build 25 homes across three buildings.

James E. Roberts-Obayashi Corporation will serve as the general contractor for construction.
