Demolition and new construction permits have been filed for a residential infill at 61 Royal Lane in San Francisco’s Crocker-Amazon neighborhood. The approved project is seeking to replace a detached rear structure with a single-family house and an accessory dwelling unit. Nie Yang Architects is responsible for the application and design.

The 30-foot-tall structure is expected to contain around 3,000 square feet across the site. There will be a two-bedroom accessory dwelling unit and a four-bedroom primary residence. The structure includes parking for a car and two bicycles. Updated illustrations show a grey stucco-clad facade with a boxy bay window over the garage.

The property owner is listed as a local individual. Royal Lane is a narrow alleyway that extends from Morse Street, two blocks from Geneva Avenue, and a few blocks from McLaren Park. Demolition will be required for an existing vacant structure.

Construction is estimated to cost around $500,000, with a timeline not yet established.
