Plans have been approved for an affordable housing complex at 175 Marinwood Avenue in unincorporated San Rafael, Marin County. The project will add 125 units next to the Marinwood Market, with construction expected to start soon, though an exact timeline has not yet been shared. Impact Residential Development is listed as the property owner, with Tableau Development Company responsible for the development.

The project will feature 125 apartments and a public cafe across several three-story structures, including 124 affordable rental units and one market-rate dwelling for the on-site property manager. LPAS Architects is responsible for the design.
The affordable apartments will be available for households earning between 30% and 70% of the area’s median income. Parking will be included for 189 cars, including 124 residential spaces and 63 for the existing grocery store. Additional parking will be provided for 177 bicycles. Unit types will vary with 45 one-bedrooms, 48 two-bedrooms, and 32 three-bedrooms.
Future residents will be close to a Freeway 101 intersection and a bus stop. Downtown San Rafael can be reached in half an hour via public transit or bicycle.

The project team secured $7.5 million through the Marin County Affordable Housing Trust Fund, as well as $2.5 million from the County’s Road and Bridge Fund to support streetscape and transportation improvements along Marinwood Avenue.
Construction is estimated to last around 18 months from groundbreaking to completion.
