Public notices will start to circulate for neighbors of the proposed development site at 1817-1823 Alemany Boulevard, located in the Outer Mission neighborhood of San Francisco. New building permits have already been filed for the site and are under review. Alemany Properties LLC, a small corporation run by an Alameda resident, is responsible for developing as a project sponsor.
The 40-foot structure will yield 8,010 square feet, with a 670 square foot retail unit, 490 square feet of open space, 1,440 square feet of common area, and 1,165 square feet for a three-car garage. Nearly 500 square feet of the roof will be used for solar panels. Storage will be included on-site for five bicycles. The illustration also shows the development leaves much of the property’s surface parking, and permits make clear the existing restaurant building will remain.
Schaub Ly Architects is responsible for the design. The firm has an extensive portfolio of infill developments to moderately increase housing density across the city. The illustrations show the facade complements the neighboring building’s stucco hue and blocky bay windows. The Bay Windows will be clad with horizontal rainscreen panels. The property is a quarter-mile away from another Schaub Ly project, 4550 Mission Street.
The address is next to a relatively quiet stretch of Mission Street. It is under a mile away from the Balboa Park BART Station, serviced by the Blue, Green, Red, and Yellow lines connecting across the Bay Area. Cyclists could make the commute in eight minutes.
The property sold in 2017 for $1.8 million and construction is expected to cost another $1.2 million. An estimated completion date has not been announced.
