New permits have been filed seeking Conditional Use Authorization for a seven-story residential building at 2525 Van Ness Avenue in Cow Hollow, San Francisco. The project will add 27 new apartments within walking distance of the waterfront. Demolition has already occurred on site. Boubouffe LLC is the property owner after purchasing the property from Canada-based Executive Group Development.

While new information has been found, the old proposal from the Canadian firm was to be designed Studio N is responsible for the design, with Chris Dikeakos Architectural Corp listed as the architect of record. The contemporary design is lined with five-bay windows and ten balconies in the front and eight balconies in the back. Clad with cement and metal panels, with floor-to-ceiling windows.

The 65-foot structure would have yielded 69,210 square feet, with 42,140 square feet dedicated to residential use, 1,590 square feet for ground-floor retail, and 7,580 square feet for a 14-car garage. Planning documents indicate the residences will be sold for ownership.

The property is in a retail and public amenity-rich area. Polk Street, a major commercial thoroughfare, is just one block away. The property is beside the Van Ness and Union Street bus stop, serviced by the 30, 45, 49, 70, 90, 101, and the Downtown. Van Ness is also under redevelopment to produce a dedicated Bus Rapid Transit line.

Construction is estimated to cost $18.5 million.
