Construction crews have broken ground on the affordable mixed-use development at 9409 International Boulevard in Elmhurst, Oakland. To be called 95th & International, the development will produce 55 new units and a ground-floor health clinic as part of the Better Neighborhoods Same Neighbors city program. The architecture firm Studio T Square is responsible for the design, with JHF Construction as the contractor.

Studio apartments will fetch approximately $1,142 per month. One-bedroom apartments will range from $1,223 per month. A two-bedroom apartment will range around $1,468 per month, and a three-bedroom will ask for the most with a monthly rent of $1,696. Of the 55 units, 14 will be set aside for unhoused individuals or families, including two studios, five one-bedroom units, four two-bedroom units, and three three-bedroom units.

The ground floor will include landscape architecture, a lobby, and a health clinic operated by La Clínica de La Raza, Inc. Apartment applications have not begun.

The development is a private-public partnership between the City of Oakland, Oakland Housing Authority, Acts Community Development Corporation, Related California, the California Strategic Growth Council, and the California Department of Conservation. The development has an estimated price tag of $45 million.

Construction is expected to last a year and a half now. Groundbreaking occurred one week ago with Mayor Libby Schaff in attendance.
