Plans Revealed for 600 Hartz Avenue, Danville, Contra Costa County

SFYIMBY has revealed preliminary plans for the mixed-use development of 600 Hartz Avenue, currently occupied by FAZ Restaurants in Downtown Danville, Contra Costa County. The proposal would create 37 new townhomes along with space for two commercial retail shops. The application, filed with the county, lists The Address Company as the developer, though the local firm denies that this is the case.

Details about the project remain uncertain. It is unclear if the development will touch the existing commercial structure occupied by FAZ Restaurants or if the restaurant will retain operations on-site. Faz Restaurants maintains five locations across the Bay Area, including San Francisco, Palo Alto, Pleasanton, Sunnyvale, and San Jose. The application also states that San Ramon-based CBG Engineering will work on the project.

The 1.2-acre property is located in the heart of the town, predominately occupied by surface parking around the small commercial structure between Hartz Avenue and Front Street. Hartz Avenue is the leading retail thoroughfare, and the town library is across from the property on Front Street.

Danville is a notoriously difficult town averse to new housing and density. However, mounting pressure by the state and the Association of Bay Area Governments (ABAG) to hold each city accountable for the housing crisis has made it more difficult for local towns to reject residential proposals that conform to regulation.

While the proposal for 600 Hartz Avenue marks good progress for the Contra Costa town, the primary concern is if parking can be reduced and if the prime location could be built more densely. The eventual developer may use the State Density Bonus to include affordable housing and increase the project scale.

    Danville has always maintained the small town atmosphere this is horrible that the greed of this developer will be allowed. What is the definition of affordable housing.

      Affordable housing is often defined in relation to the Area Median Income, which is out of the hands of the city and ensures that the ‘affordable housing’ is cheaper than market-rate housing, but would still be considered expensive in the grander scheme of things given the area’s high average income. Because this application is preliminary, we do not know exactly what percentage of the Area Median Income these units will be tied to, but it usually ranges between 30% to 110% of the Area Median Income.
