Construction has wrapped up on the new mixed-use building at 2455 Broadway in Uptown Oakland. The project has created 72 new apartments and a 168-guestroom hotel managed by Hyatt. The residential portion is dubbed the Monograph at Kissel, with the hotel, run by Hyatt, named Kissel Uptown Oakland. BAR Architects is responsible for the design, which integrates a historic structure into the new art-deco project.

Signature Development Group is the project owner. DK Consulting was the civil engineer with Jett Landscape Architecture + Design responsible for the landscaped area. KPW was the structural engineer, and Hawk Development was the contractor.

Facade materials include metal channel trim, fritted glass, brick, glass railing, concrete, metal panels, and stucco.

The project reshaped 1.21 acres, which was primarily surface parking. The facade of the existing structure at 2401 Broadway was retained, with the decorative cornice revamped and arches carved along 24th and Broadway. The development adds to the city’s famed Auto Row, part of the Broadway Valdez District Specific Plan.

The 73-foot tall structure yields 216,320 square feet with 77,440-square feet for residential use, 93,170-square feet for the hotel, around 16,000 square feet for retail, parking for 129 vehicles, and space for 50 bicycles. Of the 72 homes, there are 26 studios, 20 one-bedrooms, 21 two-bedrooms, and five three-bedrooms.

The hotel portion is being managed by Hyatt, occupying the lower floors. As Hyatt writes, Kissel Uptown Oakland’s “restored and reimagined building embraces the neighborhood’s history and spirit with grand Beaux-Arts architecture—towering columns, locally-commissioned artworks, bold décor, and plentiful natural light.”

  1. Actually they gave up on saving the facade of the historic structure and just recreated and actually expanded it. Finished product is even nicer than the renderings.

  2. Since this location is well served by public transportation, save money and/ make more bedrooms by eliminating the unnecessary parking for cars

  3. originally a west elm project.

  4. The result, for once, is actually BETTER than the renderings. Great looking project. Hooray!
