The San Francisco Board of Supervisors has approved five-story plans for 3832 18th Street in the Mission District. The project has been shortened from a previous application with six floors but still has 19 group housing units. Vanguard Properties is responsible for the applicant, operating through M-J SF Investments LLC.

The 50-foot tall structure will yield 10,020 square feet, with an open rear yard and common amenities inside. There will be an 860 square foot rear courtyard for all residents, private decks for two units, and a 165 square foot rear deck. Demolition will be required for the existing single-family house on-site.

Parking will be included for five bicycles. Three units will be affordable housing, marketed for households earning around 80% of the Area Median Income.

SIA Consulting is managing the design. The exterior will be clad with stucco and horizontal siding on the two protruding bay windows.

The property is located between Church and Sanchez Street, a block from the northwest corner of Mission Dolores Park. The neighborhood is serviced by light rail, buses, and the 16th Street BART station is just fifteen minutes away on foot.

A timeline for construction has not been established.

    ‘Glad that a floor was lopped off, but even so it is out of scale and out of character for my neighborhood. We need housing, but the new law encourages development without consideration for aesthetics or blending in with the neighborhood (for example, the affordable housing going up in the Mission). So San Francisco’s neighborhoods lose their unique character and in a decade or two will be indistinguishable from any generic suburb anywhere.

    Just what we do not need. A massive overpriced SRO complex for 19 on a 25′ x 75′ lot, with an 8′ x 10′ back yard and no parking. It crowds the neighbors and removes any sunlight and open space. More cars on the street, more transient neighbors, more overpriced and non-affordable housing.

    Welcome to the new developers’ paradise.

    It looks like this newsletter will not publish comments that do not favor this development. I had hoped that YIMBY could tolerate disagreement or discussion. Two of mine were censored even though politely worded.

  7. Completely weirded out how many comments are against this, on a YIMBY website no less. We need to build a LOT of housing in San Francisco. There is no such thing as out of scale in a housing crisis.

    And who cares about sunlight in a dense city? I can guarantee New York, with far taller buildings, still has sunlight. And Dolores Park is literally a few steps away.

    Also, no parking makes the building cheaper to build and will make sure the people here won’t need cars. The J stop is right on the corner. I promise you this does not result in “more” traffic.

  8. Shouldn’t promise what you have no control over !!!!!! Housing can be built without compromising history and culture. There is a reason you, and others like you, came to San Francisco (Bay Area). It’s not because of the weather. Creating a no character suburban metropolis is irresponsible and disrespectful to the City and future generations. More housing should be developed while preserving the historical significance of San Francisco. Most transplants will come and go……Let’s build intelligently, keeping the integrity of San Francisco alive. With the “let’s build at whatever the result” mentality, getting rid of Dolores Park to build would be acceptable.

  9. As a YIMBY, looking at a single family home is the same as looking at a burning cross for me. Single family homes, and everyone in them, are racist relics of the past and must be eliminated. In our post-nuclear, post-gender society, everyone will live alone in 6 ft by 6 ft cubicles without a gender.
