The pre-application permit has been filed for a six-story mixed-use development at 2959 San Pablo Avenue in Southwest Berkeley, Alameda County. The project will replace a single-story auto-service building with 48 apartments and retail across from Ashby Plaza and Berkeley Bowl West. Aron Developers is responsible for the application.

The six-story building will yield roughly 28,400 square feet for the 48 homes, averaging 591 square feet per unit. The ground level will offer a 1,100 square foot lobby and 1,810 square foot commercial space.

The development will benefit from the California State Density Bonus program, allowing projects that include affordable housing to increase residential capacity by up to 50% of base zoning.

Aron Developers is a primarily Silicon Valley-based development firm focused on leading technology/software for acquisition, capital formation, construction, and sales.

H Lindsey Co Inc, an Emeryville-based company, is listed as the property owner. More details are not yet known about the project since the application is preliminary.
