Development permits have been approved for the construction of a five-story residential infill at 459 Wayne Avenue in Cleveland Heights, Oakland. The project has increased in size from 17 to 20 new homes, of which four will be affordable. Larson Shores Architects is responsible for the design.

The approved project features a revised design from the original proposal by the Oakland-based firm. Speaking with YIMBY, the Principal of the design firm, Joshua Larson, shared that “our original design was much more evocative but was rejected by the Oakland staff.” The new project will make use of a similar material list, though with more variety in color and fewer vertical louver fins along the exterior.

The 60-foot tall structure will yield 16,930 square feet for housing with parking for eight cars and six bicycles. The project received a 31% density bonus from the State Density Bonus Law. Four units will be made affordable to low-income and very-low-income households. Density Bonus waivers utilized for the plan include the parking reduction, requirements for setbacks, and open space.

Orinda-based Wayne Gro LLC is listed as the property owner. Larson Shores Architects is responsible for the design. Todd Gilens is the landscape designer, with civil engineering by Lea & Braze Engineering.

The property is currently occupied by two residential structures around the corner from the city’s central Lake Merritt open space. An estimated timeline for construction and completion has not yet been established.
