A 100% affordable housing project has been approved for development at 121 East 12th Street in Merritt, Oakland. The project proposal includes the development of a six-story building offering 91 residential units, retail, and parking spaces.
Oakland-based East Bay Asian Local Development Corporation is the developer. PYATOK Architects is responsible for the designs. DCI Engineers is consulting on structural engineering, Sandis is the civil engineer, and Jett is the landscape architect.
The project will construct a 79-foot tall structure, yielding approximately 79,400 square feet of built-up area, with 55,860 square feet for housing, 450 square feet for ground-level retail, and 5,560 square feet for a 15-car ground-floor garage. The remaining floor area will be for circulation, amenities, and a 960 square feet office. Additional parking will be included for 65 bicycles.
Renderings reveal a facade designed in stucco, composite aluminum panels, cement board panels, and tiles wrapped around the base. The structure showcases a corner window overlooking the intersection of East 12th Street and 2nd Avenue.
The sidewalk will be designed with trees and a bulb-out at the intersection. A secure gate will bring residents through a landscaped courtyard between East 12th and the lobby. A second-floor podium will include furniture and equipment for outdoor cooking and dining.
The housing complex will sit ten minutes away from the Lake Merritt BART Station by foot, with AC Transit bus stops even closer for local transit. Construction is expected to start in 2023.

Finally some housing is being built on this plot that has been empty for sooo long! It even looks decent!
This is not a victory for Oakland, it’s a victory for a small group of activists with interest is building power at city hall… friends of Nikki Fortunato Bas and Carroll Fife and that’s it. All of their accusations over the sale of the E12th Remainder Parcel have been based on lies. The original land sale was publicly noticed and legit. The activist group simply saw a crack in the process and exploited it until the original developer gave up. Now Oaklanders are on the hook for this 100% subsidized housing project. Where there was going to be 300+ units (120 affordable) paying into the property tax base is now only 91 units that will only use resources and provide $0 in relief. Yes the residents will pay sales tax.. if they even shop in Oakland at all. This town’s collective pragmatism is a negative number.
