Increased plans have been filed for a six-story mixed-use infill at 2712 Telegraph Avenue in South Berkeley, Alameda County. The plans have increased since its initial filing last year with an additional floor with five more units. A new architect has also been tapped for the development, with Studio KDA now responsible for the design.

The application expects to use the State Density Bonus Program, allowing the developer to exceed certain zoning rules to increase residential capacity by up to 50% when the plans pass a certain affordable housing threshold. For 2712 Telegraph Avenue, around 12% of the base zoning, or three units, will be designated as affordable for Very Low-Income households.

The new proposal features 40 apartments above ground-level retail. Studio KDA has yet to reply to a request for comment or to share renderings. Renderings from the former five-story Trachtenberg Architects plan illustrate how the five-story iteration would have fit into the property. By contrast, Studio KDA’s residential development portfolio shows an affinity for concrete, board-formed concrete, cement panels, and painted stucco with primary colors.

Studio KDA is working on many other projects across Alameda County, focusing on Berkeley and Oakland, the tallest of which now is the 15-story adaptive reuse of the California Theater at 2113 Kittredge Street in Downtown Berkeley. More projects are located in the UC Berkeley-adjacent Southside neighborhood to provide housing for students and young professionals.

Some vehicular parking will have access directly onto Telegraph Avenue, with more room for bicycle parking. The 0.2-acre property is between Derby Street and Ward Street, across from the Willard Middle School campus and an 11-minute walk from the UC Berkeley Campus.

  1. I wish this was going up on the CVS property across the street instead of taking out a lovely stretch of homes that line this side of Telegraph.

  2. Good on the developer for adding VLI housing to the mix. Hoping to see groundbreaking shortly.

  3. Nearly all the homes except one on this block have been converted into offices decades ago.
    It’s good to see housing returning.
    Re., the CVS pharmacy diagonally across the intersection at Telegraph/Derby, a rebuild w/the CVS on the first floor, topped by five story’s of apartments would be a great replacement for that property.

  4. Not sure there is any data to show that public transit has lead to the decline of an area and without it, there would be even more cars on the road. However, recent news articles show that with all the folks working from home, public transit use is on the decline and when federal subsidies vaporize in 2024 and 2025, there will be less frequent service which will lead even less useage. We will end up with housing next to public transit that no one uses and more people will be back in cars.
