The City of San Carlos has approved plans for a three-story R&D building at 888 Bransten Road in San Carlos, San Mateo County. The decision comes after the Environmental Impact Report concluded that construction would not have a significant effect on the environment. The property was sold in late 2021 from Black Mountain Properties to Alexandria Real Estate Properties.
Construction is located just north of the two-building Alexandria District for Science and Technology at 825 and 835 Industrial Road, another life sciences development owned by Alexandria Real Estate Properties. Parking capacity for 888 Bransten will be partially met by the excess parking garage in Alexandria’s existing campus. 888 Bransten is also just south of 777 Industrial Road, a life sciences project developed by Presidio Bay Ventures and currently under construction.
The 50-foot tall structure will yield around 105,420 square feet, with surface parking for 86 cars and parking for 41 bicycles. The structure’s system will be all-electric, having no natural gas connections. Employees will have access to both public and private outdoor amenities for the landscaping map. The property will be joined with greenery and planters, covering much of the 2.26-acre property around the structure’s 0.87-acre footprint.
DGA is the project architect. In contrast with the developer’s glassy adjacent property, 888 Bransten will have an even balance between the curtain-wall glass and solid walls. According to the project’s Mitigated Negative Declaration, the material has not yet been decided on, but the illustrations suggest either thin terracotta bricks or stone.
Construction is expected to last just 14 months from groundbreaking to delivery. The starting date for construction has not yet been established.
