New townhome-style units could be coming to 2391 Moorpark Avenue in Fruitdale, San Jose. The city has published the initial study’s findings, writing that it will not significantly affect the environment. The True Life Companies is the project developer.
The project will create 41 for-sale townhomes within five three-story structures. Unit sizes will vary from two-bedroom to three-bedroom units and 1,100 to 1,800 square feet each. Every home has an attached two-car garage. Parking will be included for 108 cars and 41 bicycles.
Demolition will be required for 14 existing buildings with 30 rental units. Following that, the city will annex the 2.01-acre property, which is actually in unincorporated county land. Across the site, 17 units will include attached accessory dwelling units. The 17 affordable units will be offered as replacement housing for existing residents.
SDG Architects is responsible for the design. The firm uses familiar residential vernacular across the site, with a symmetrical display of articulated facades and setbacks. Facade materials include fiber cement siding, stucco with a light sand finish, and shingle roofing. R3 Studios is responsible for the landscape architecture. The property will be lined with trees. A central plaza will greet all residents and visitors at the corner of some internal block streets.
The publication of the Draft Mitigated Negative Declaration kicks off a public review period for people to influence the planning process. According to the notice, “the project will not have a significant effect on the environment because the project will include mitigation measures that will reduce identified project impacts to a less than significant level.” See the public notice here for more information about how to submit comments.

So basically your displacing a little over 50% of the renter unless they can afford or qualify to buy these units?? How is that helping the issue of unhoused??
