New leasing activity has come for Bay West Development’s 550 East Brokaw Road property in San Jose, Santa Clara County. Supermicro Computer, a San Jose-based information manufacturing firm, has signed a new lease for just over 124,000 square feet. Bay West has yet to reply to a request for comment.
The transaction for 550 East Brokaw Road is the second largest new lease signed in the third quarter of this year, followed by Quanta Manufacturing leasing 163,193 square feet at 5567 Cushing Parkway in Fremont. During the third quarter of this year, no commercial construction opened, while roughly 1.25 million square feet of commercial space is under construction.
CBRE has confirmed the transaction with YIMBY, but CBRE and Bay West could not say if the lease will be in the existing structure. The property is occupied by a single-story commercial structure, once home to a Mayan-themed Fry’s Electronics store.
Bay West Development has approved plans for a massive redevelopment of the 19.7-acre parcel with seven eight-story office buildings and two garages. The master plan features Gensler’s architecture and the Guzzardo Partnership’s landscape architecture. While the proposal includes parking for thousands of cars, much of the sprawling campus will be covered with footpaths, amenity space, and greenery. CBG is consulting on civil engineering, DCI on structural engineering, and ACIES on MEP engineering.
The project will create seven office buildings and two parking structures spanning a total of 3.7 million square feet with 1.9 million square feet of offices and 1.6 million square feet for parking for 5,385 cars. Terraces spread across the project will total 84,750 square feet, and additional bicycle parking for 410 bicycles.
The construction schedule is expected to last seven and a half months across four 23-month phases.
