Construction is moving along for a proposed residential project located at 2227-2257 International Boulevard in San Antonio, Oakland. The project proposal includes the development of a 77-unit family project along with space for retail uses and onsite services.
Pyatok Architects is responsible for the designs. Cahill Contractors is the project contractor. SAHA Homes is the property and service manager.
The new development is being developed just next door to Camino 23, on a mid-block parcel. Named Ancora Place, the project will bring a five-story building featuring 77 residential units. The building will also offer space for a community room, services office, on-site manager, and a common laundry room. A beautiful courtyard will also be designed to be enjoyed by residents. The fifth floor will feature event space.
The ground floor will be designed to serve as an interactive experience and a hub of residential, retail, and creative activity. 2,100 square feet of retail space will spread along International Boulevard, with opportunities for embellishment by local artisans. The L-shaped building forms a generous, protected and publicly-accessible on-grade courtyard with direct connection to five live-work lofts – a ‘retail alleyway’ modeled after those in Oakland’s Temescal district.
Pyatok describes on their website that the design inspiration is drawn from the eclectic, multi-ethnic San Antonio neighborhood that is at a land use inflection point between light industrial and commercial. Nearby structures dating from the 1880s to early 1900s are experiencing adaptive reuse while International develops as a transit corridor including a new bus rapid transit line.
In pursuit of Green Point Rated Platinum certification, Ancora Place will fully incorporate active and passive environmental systems. Each unit will have fresh air intakes with filters to mitigate the effects of the heavy truck traffic on I-880 and East 12th Street. Additional features include rooftop PV and solar thermal panels.
The project has received funding from the City of Oakland’s voter approved, Measure KK for improved infrastructure and affordable housing.
