A preliminary application has been submitted for the approval of a mixed-use project at 2847 Shattuck Avenue in South Berkeley. The project proposal includes the construction of a nine-story mixed-use building offering spaces for residential and retail uses. Plans call for the demolition of an existing commercial building on the site.

Trachtenberg Architects is the project architect, with NX Ventures as the project developer.

The scope of work includes the addition of 136new into a nine-story building. The mixed-use will yield a total built-up area spanning 58,954 square feet. Commercial space spanning an area of 2,503 square feet will also be developed on the ground floor. The mixed-use complex will rise to a height of 102 feet. Out of the total, 13 units will be set aside for households with very-low income levels. The project proposal also includes removal of existing non-landmarked mixed-use structures and surface parking.

Design changes were implemented for the proposed project. An earlier version proposed a nine-story building offering 63,040 square feet of total built-up space, with 60,440 square feet for housing and 2,600 square feet of ground-floor commercial space.

New renderings reveal a facade expressed in a neutral palette. The building will be designed in insulated metal panels and metal infill panels, punctuated with aluminum windows.

An SB330 preliminary application has been filed and is under review. Senate Bill 330, or SB 330, has been an important law to make it more difficult for city and town governments to stonewall the construction of new housing if it meets a certain level of affordable housing. As written in the law, SB 330, “prohibits a local agency from disapproving, or conditioning approval in a manner that renders infeasible, a housing development project for very low, low-, or moderate-income households or an emergency shelter unless the local agency makes specified written findings based on a preponderance of the evidence in the record.”

The mixed-use will be built across from the Berkeley Bowl. The project is under review and the estimated construction timeline has not been announced yet.
