A preliminary application has been submitted for a housing project proposed at 200, 211, and 215 North 16th Street in Sacramento. The project proposal includes the construction of more than 500 homes.
Bauen Capital is the project developer. BDE Architecture is responsible for the design, with previous designs from Vrilakas Groen. Cunningham Engineering is responsible for landscape architecture.
The project site is comprised of three parcels located by the American River and totaling an area of 5.3 acres. The scope of work includes the adaptive reuse of two historic structures in order to bring 525 homes to the site.
The residential structure will rise to a height of 88 feet and yield a total built-up area spanning 445,470 square feet, expressed in a U-shaped footprint. Out of the total, 376,470 square feet will come from housing and 70,890 square feet is reserved for commercial spaces. Onsite parking will be included for 305 cars and 431 bicycles.
The project will also bring 66,000 square feet of retail space, designed around 350 units. As previously reported, Site 211 will adaptively reuse the former Ruland’s Office furniture building with 105 homes and 3,000 square feet of retail. Site 215 will include 70 homes and 1,890 square feet of retail. Updated architectural plans include adjustments to buildings’ massing. Illustrations show a familiar contemporary facade design with recessed balconies and floor-to-ceiling windows. The exterior will be clad with brick veneer, plaster, fiber cement boarding, and metal panels.
An SB330 preliminary application has been filed and is under review. Senate Bill 330, or SB 330, has been an important law to make it more difficult for city and town governments to stonewall the construction of new housing if it meets a certain level of affordable housing. As written in the law, SB 330, “prohibits a local agency from disapproving, or conditioning approval in a manner that renders infeasible, a housing development project for very low, low-, or moderate-income households or an emergency shelter unless the local agency makes specified written findings based on a preponderance of the evidence in the record.”
Construction is expected to start in early 2024.

Early 2024 construction start seems aggressive but let’s hope so!
It kind of already *is* early 2024, right?
Better aggressive than the latter. With the way projects die out in Sacramento, lets hope they start construction asap & not slow down. This is one of my favorite projects in Sacramento. I love that its on multiple parcels, reuse of historic structures, & adds mix-use density. Township 9, Mirasol Village, & now the Growers District are really changing the direction of the Railyards & River District (north of Downtown Sacramento).
