Development permits have been filed for the multi-structure affordable housing campus at 7 Topgolf Drive in San Jose, Santa Clara County. The proposal will bring nearly eight hundred units next to the Topgolf entertainment venue. Pine Tree Investments is the property owner.

The permits share that construction will bring eight buildings with 780 apartments and 16,200 square feet of commercial space. The seven-story structures will cover a 3.28-acre site for an average density of nearly 240 units per acre.

JPark Architects is responsible for the design. The Los Angeles-based firm has designed several plain-looking apartment structures in Southern California. Illustrations first published by the Bay Area News Group provide a preliminary insight into the design, dominated by boxy white buildings punctuated by windows and private balconies. At least one building will feature an extended podium deck occupied by retail at ground level and outdoor seating above.

Pine Tree Investment & Management is the property owner after purchasing the site in May of 2022 from a developer who had sought plans for a 200-key hotel. Pine Tree will partner with the Korean Land & Housing Corp to lead the project. Cloud Apartments, a 2021-founded modular construction start-up, will be involved according to the application.

  4. I see the developer describing how the construction costs may be somewhat contained by modular tech but nothing about actual commitment to below market rate rents. I’d be wary of calling it “affordable”. Feel like so many developers nowadays call market rate housing “affordable” when they announce their application for entitlements when they aren’t actually commitments to affordability.
