The environmental review process is starting now for a proposed seven-story residential project at 1000 South De Anza Boulevard in San Jose, Santa Clara County. The city’s planning department just published the Notice of Preparation for the Environmental Impact Report. Borello Asset Management, Inc. is the project applicant.

The application invokes the Builder’s Remedy to streamline the approval process. The seven-story structure will create 99 apartments, including 20% of base zoning units designated as affordable to households earning around 80% of the Area’s Median Income. Residential amenities include a fitness center, pool, barbeque, and lounge. Unit types will vary, with 36 studios, 46 one-bedrooms, and 17 two-bedrooms. Parking will be included for 112 cars in a basement garage using stackers. There will be bike lockers, though the capacity is not specified.

LPMD Architects is responsible for the podium complex design. Illustrations show a collage-style facade clad with wood panels and smooth stucco.

Ahead of the EIR drafting process, the city is soliciting public comments to inform the scope of future reviews. A virtual community meeting will be held next Monday, May 13th, starting at 6:30 PM. For more information about how to attend and participate, visit the city website here.

The 0.72-acre parcel is located along De Anza Boulevard near the western edge of San Jose, close to the city’s border with Cupertino. The existing single-story commercial structure will need to be demolished, along with 19 trees. The project application shares that construction is expected to last around 14 months from groundbreaking to completion. The timeline for construction has yet to be established.

  1. Unspectacular but decent. Too bad they can’t combine it with the property next (door after Holders burned) and get a bigger, more cohesive project for that stretch.
