Details plans have been published for a proposed residential development at 2222 Senter Road in southern San Jose, Santa Clara County. Using the Builder’s Remedy, the project will replace the former DMV Driver’s License Processing Center with three seven-story apartment complexes. Vicky Ching of HC Investment Associates LP is the property owner.
The three structures will yield a combined 456,100 square feet for 372 apartments, 4,130 square feet of retail, and garages capable of accommodating 458 cars. Additional storage will allow parking for 270 bicycles. Unit types will vary, with 112 studios, 200 one-bedrooms, and 60 two-bedrooms. The tallest point will reach 101 feet above street level with parapet decoration.
LPMD Architects is responsible for the three podium-style designs. Each structure will have a collage-style facade with distinct color palettes. Exterior materials will include stucco and terracotta panels. Visitors and residents will be greeted with a ground-level landscaped open space between buildings two and three. For private outdoor amenities, the O-shaped floor plans will all wrap around a second-level courtyard.
The California Department of Motor Vehicles has operated the processing center since 2015, in part to handle the influx of demand for Real ID. The facilities closed in September of 2023. In a public statement, the agency shared that with “services moving online, streamlined office transactions, a tighter state budget, and an extended timeline until the federal REAL ID enforcement date.”
The development will span across the 3.6-acre parcel, with an average density of 103 units per acre. The surrounding area is dominated by large box stores, industrial functions, and some apartments. Future residents will be close to the Coyote Creek open space. San Jose City Hall is just over 20 minutes away by bus or bicycle.
Preliminary permits were filed in late early November last year by the property owner, Vicky Ching of HC Investment Associates LP. The owner is working with Melanie Griswold of Hestia Real Estate Inc. The estimated cost and timeline for construction have yet to be shared.
