Project developer SummerHill Homes has touted the success of the first two phases of City Village in Bishop Ranch, San Ramon. Closings have resulted in over $70 million from 53 single-family and townhouse units, most of which were with first-time homebuyers. Once complete, the master plan will result in 404 homes on a former office plot.
“These first homeowners represent the beginning of a vibrant community that will seamlessly blend housing, amenities and job opportunities – a key piece of fulfilling our vision of the future of Bishop Ranch,” said Alex Mehran, Jr., president and chief executive officer of Sunset Development Company and developer and owner of Bishop Ranch.
City Village has replaced a 31-acre site once occupied by two office buildings surrounded by surface parking. Of the 404 units, there will be 268 townhomes and 136 single-family homes. William Hezmalhalch Architects and Ralph Stauss of SDG Architects are jointly responsible for the architecture, with open space design by Van Dorn Abed Landscape Architects. At the corner of Camino Ramon and Executive Parkway, there will be a new two-acre public park with trees, turf grass, and outdoor seating and a community barbeque pit.
Bishop Ranch has been owned by the Mehran Family since 1978, with Alex Mehran Jr. being the third generation in charge. The business park encompasses 585 acres in central San Ramon. Sunset has been pursuing plans to massively redevelop the space, replacing much of the surface parking across the district with thousands of homes, 850,000 square feet of commercial space, a hotel, and public open space as part of the roughly $5 billion CityWalk master plan. City Village is the first residential component of the master plan to open, while construction is moving forward on the Belmont Village Senior Living at 6151 Bollinger Canyon Road.
The project also includes affordable housing available for ownership through HouseKeys. Right now, Housekeys is offering four four-bedroom homes for sale for over half a million dollars to moderate-income households and two four-bedrooms for just over a quarter million dollars to low-income households.
