Formal permits have been filed for a seven-story mixed-use infill at 1581 University Avenue in Berkeley, Alameda County. The latest application aims to bring 158 new units and retail just two blocks from the North Berkeley BART Station. Trachtenberg Architects is responsible for the application.

The new design review and zoning permits have been filed for the proposed apartment complex, though new illustrations have yet to be published by the city. Elevations from the preliminary application show the Trachtenberg-designed complex clad with the familiar palette and insulated metal panels used by the Berkeley-based studio. The complex is divided by a column of double-height open-air lounges facing University Avenue, and the rear is stepped down to match the height of neighboring single-family homes.

The 89-foot tall structure will yield 96,260 square feet for housing and 1,800 square feet for retail. Parking will be included for 32 cars, while bicycling parking is not specified. Of the 158 units, 23 will be affordable, including 14 for very low-income households and nine for moderate-income households. The application uses the state density bonus to increase residential capacity by 82.5%.

The project site is located along University Avenue between Sacramento Street and California Street. Future residents will be close to several AC Transit bus stops, and the North Berkeley BART Station is just a few blocks away from regional transit.

The Cupertino-based Hon Family Trust owns the property. Two commercial structures, the Three Stone Hearth grocery store, and the Himalayan Flavors restaurant, will need to be demolished. The estimated cost and timeline for construction have yet to be established.

  1. More housing close to public transportation is good and since there is so much of that close to the building, why is the added cost of housing cars included? Wouldn’t that money be better spend to create more housing for people?
