Major revisions have been filed for the previous mixed-use plans at 729 Bush Street near Union Square, San Francisco. The developer is now seeking an ambulatory surgical center and medical offices and is dropping plans for four apartments. Dr. James Chen is the project sponsor.

The existing facade of the single-story Nob Hill Theatre will be retained. The facility was a male strip club from the late 1960s until its change of ownership and closure in 2018. Dr. Chen purchased the site for nearly $2.7 million.

John Lum Architects is responsible for the designs, working with historic preservation firm Knapp Architects. The expansion will be set back from the historic facade, obscured from pedestrian view.

The 35-foot tall structure will include medical offices, waiting rooms, and two ambulatory surgery centers across roughly 11,000 square feet. Construction is expected to cost around $10 million. The timeline for work has yet to be established.

Residents will be in a dense corner of the city, five minutes away from Union Square or Grace Cathedral in opposite directions, near Chinatown, and ten minutes away from Powell Street and Montgomery Street BART Stations along Market Street.
