New housing plans are underway for the existing Ace Hardware at 15300 Los Gatos Boulevard in Los Gatos, Santa Clara County. The project aims to replace the store with nearly two hundred apartments. Arya Properties LLC is responsible for the application.
The project team first submitted the Senate Bill 330 pre-application in November 2023. The application invokes the Builder’s Remedy to sidestep local zoning and streamline the approval process. Of the 182 units, 37 will be designated as affordable to lower-income households.
According to project documents published by the city in May, the 94-foot tall structure could yield over half a million square feet with seven floors of housing and three levels of underground parking. Unit types will vary, with 35 studios, 21 one-bedrooms, 63 two-bedrooms, and 63 three-bedrooms. Residential amenities will include a fitness center, barbeque space, and a community rooftop deck. The ground level will feature 38,100 square feet of commercial retail space, with 4,200 square feet of rooftop commercial space for a potential rooftop dining establishment. Parking capacity for cars and bicycles will be included, but the exact figures are not specified.
Campbell-based Anderson Architects is responsible for the design. A project description by Kurt Anderson states that the project “has been carefully designed to incorporate stone, glass handrails, and large window areas to utilize the scenic views.”
In 2018, Sand Hill Property Company had considered replacing the hardware store with a two-story medical office complex with an associated garage.
The 1.9-acre property is positioned along Los Gatos Boulevard between Gateway Drive and Cam Del Sol. Future residents will be 15 minutes from Downtown Los Gatos and City Hall by bus or bicycle.

They should demolish the gas station too, which is making this lot irregular shape and decreasing the number of apartments. By the time this complex is built, that gas station will be shut down anyway.
A lot with just a hardware store and surface parking for 60 cars is still enough for 182 luxury apartments in a good area at just 7 storys.
