Construction Starts For Avalon Pleasanton, Alameda County

Construction has started for an over three-hundred-unit residential development at 4452 Rosewood Drive within Pleasanton’s Hacienda Business Park area. The project is replacing 8.4 acres of surface parking from an existing office campus housing and a multi-level garage surrounded by landscaping. AvalonBay Communities is the project developer.

Work has started across from the Rosewood Commons office park, which will continue to operate. The largest four-story structures will be added over Tassajara Creek, while the three-story townhome-style complexes and smaller apartments will cover most of the property closer to Rosewood Drive. On-site amenities will include a pool deck, an outdoor paseo, and an amenity building. Crews will bring 305 rental apartments, including 46 affordable units.

PYATOK is the project architect, with Creo involved in the landscape architecture. Illustrations show a unified contemporary-style design across the community, with gable roof vernacular and a network of green space that connects the eleven structures.

Swift Real Estate Partners sold the property to Avalon in June 2022 for $27 million with the expectation that the site could be transformed into new housing. Speaking at the time, Nate Carlson of Swift shared, “as the owner and operator of Rosewood Commons, it was important that we found a qualified and trusting partner to develop housing in our backyard.”

The proposal is located along Owens Drive between Rosewood Drive and Tassajara Creek. The 8.4-acre site is surrounded by other relatively dense suburban infills, office parks, and multi-lane roads. Among the nearby projects is eaves Pleasanton, a townhome-style community run by Avalon.

Future residents will be directly across from Denica’s and a Walmart box store. Hacienda Crossing, the area’s dominant entertainment shopping center, is just under 20 minutes away on foot or five minutes by bicycle.

  1. I want in! I want regular water service, air conditioning, safe place to walk, all of this I don’t have now. Livg in mobile home park in Hayward\
    they keep turing off our water. I’m retired I want a clean, place to live
