Preliminary plans have been filed for new construction at 1900 Capitol Avenue in Midtown Sacramento. The project could create over two hundred apartments across two buildings in a busy commercial neighborhood near Downtown Sacramento. The project applicant is not listed.
The application description shares the initial vision for two eight-story buildings with a total of 252 apartments. No further information is provided from the application. The proposal may invoke the State Density Bonus program and Senate Bill 330 or Senate Bill 423 to achieve the high unit count and streamline the approval process. Those state laws give extra benefits if the project includes affordable housing.
The Commission of Teacher Credentialing is the current occupant of the existing building. The State Commission is an executive branch agency created in 1970 by the Ryan Act. The existing single-story structure was built on the 0.6-acre parcel in 1977.
The 1.2-acre property is located along 19th Street between Capitol Avenue and N Street. Future residents will be close to Midtown’s commercial center, with the Midtown Farmers’ Market just two blocks away. State Capitol Park will be four blocks to the west.
The estimated timeline for approval and development has yet to be shared.
