New permits have been filed for Birchway Natomas Apartments, a sprawling residential infill at 120 Promenade Circle in North Natomas, Sacramento. The proposal will reshape the 12.9-acre vacant property with 378 apartments. Greystar is the project developer.
The 12.9-acre property will create 378 rental apartments across three-story residential structures and a clubhouse. Unit types will vary, with 201 one-bedrooms, 147 two-bedrooms, and 30 three-bedroom residences. The sizes will range from 621 to 1,215 square feet across ten different floor plans, with an average size of roughly 800 square feet. Parking will be included for four bicycles and 483 cars across surface parking, carports, and 15 garages.
Residential amenities will be centered with a furnished clubhouse, offering a TV lounge with a fireplace, game room, meeting room, restrooms, and small kitchen. The outdoor amenities will include a swimming pool and spa surrounded by outdoor seating, barbeques, a dog park, a pickleball court, and a patio.
Texas-based Meeks Partners is responsible for the design. Project descriptions published by the development team describe the aesthetics as a contemporary style, with ‘strong forms and rectilinear and massing elements, [and] alternating buildings materials…” The exterior will be clad with fiber cement panels, stucco, and wood-tone siding.
The 378 apartments will not be deed-restricted affordable housing, though Greystar has positioned them as being affordable to missing-middle households. The developer claims that the units will be affordable to households earning between 80-120% of the area’s median income without requiring public subsidies. In the application, the developer explains their target demographic as “missing middle households that earn too much to qualify for subsidized tax-credit affordable housing but not enough to afford new market-rate apartment rents. “
Previous marketing by JLL highlighted the demand within Natomas, opportunity zoning, proximity to the Green Line light rail station, and the property size. The estimated cost and timeline for construction have yet to be shared.

Looks like a great project , with unit mix type and site amenities that will meet the needs of those looking for affordable housing in north Sacramento. The 800 average sq ft overall unit size is reflective of an affordable market objective and not your standard luxury objective. This project makes sense and is close to the future light rail expansion and shopping. Good use of the 12.9 acres. I am a resident of Natomas . Nice to see the permits pulled.
