The San Jose Planning Commission is scheduled to review plans tonight for a dense affordable housing project at 7 Topgolf Drive in San Jose, Santa Clara County. The development will produce nearly eight hundred units across eight seven-story structures, averaging over 240 units per acre. Los Angeles-based affordable housing developer LH Housing is responsible for the application alongside Genesis Commercial Capital.

The master plan will produce over half a million square feet of housing for 780 apartments, 46,000 square feet of parking, and 16,240 square feet for retail. Parking will be included for 261 cars and 238 bicycles. Unit types will vary somewhat, with 414 studios and 366 one-bedrooms.

The project will ensure all 780 units will be deed-restricted affordable housing. The application also utilizes the builder’s remedy to streamline the approval process and side-step certain local zoning restrictions

JPark Architects is responsible for the design. Plans and elevations show a fairly unremarkable scheme with smooth-clad towers established with a single floor of rough stone. Facade materials will include metal panels, stone veneer, and synthetic stucco.

Cloud Apartments will be responsible for the construction of modular housing. DCI Engineers will be the structural engineers, and BKF Engineers will be consulting on civil engineering.

The irregularly-shaped parcel is located, as the street name suggests, across from a Topgolf entertainment facility. Future residents will be across from Alviso Park and near the historic Alviso neighborhood.

  1. Great to see the affordable housing here, but there’s only 30-minute bus service on First Street, the only corridor that connects this area to the rest of San Jose. Needs to be increased to at least 15 minutes

  2. I’m not generally a fan of providing parking spaces for every unit, but parking for only one-third of the units in an area with such poor public transit and low walkability is rough.

  3. Let’s get it built first

  4. There needs to be a better mix of unit sizes for a project of this scale. Having only studios and 1br is bad design.
