The San Jose Planning Director is scheduled to review plans next Wednesday for a small residential infill at 445 North Sixth Street within the Hensley City Landmark District in San Jose, Santa Clara County. The application will bring new housing to a vacant lot between Japantown and Downtown San Jose. ALDN Ventures LLC is listed as the property owner.

The structure will rise two floors, containing six dwellings. Two of the six apartments will be deed-restricted as affordable housing, allowing the project to utilize the State Density Bonus law.

Rabit Design will be the project architect, though illustrations have not been shared. The application writes that, “it is designed with materials which look like the historic materials used in the district, and includes character-defining features of historic houses.” The neighborhood features several 19th-century wood-frame homes, including Victorian styles, Italianate, Queen Anne, and Neoclassical homes.

The 0.16-acre property is located along Sixth Street between Washington Street and Empire Street. The site is a block away from Japantown and a few blocks away from Saint James Park in Downtown San Jose.

The meeting is scheduled to start on Wednesday, September 17th, starting at 9 AM. The event will take place virtually via Zoom or by phone. For more information about how to attend and participate, visit the meeting website here.

  1. Can we please not build some hideous monstrosity on that lot? That area is very near where I grew up decades ago and I’d hate to see it lose any more of its character than it already has.

  2. Ed, it’s a 2 story building on a vacant lot, in what universe is that a hideous monstrosity. Please go touch grass.

  3. We have enough low income housing and tons of homeless camp site within 15 blocks of this area (Watson park to North (Taylor/22nd street) and Rose Garden (Taylor/Colman) thanks to Mayor Mahan. Please do not destroy this area anymore than it been.
San Jose has become a dumping ground for other cities.
