Updated plans have been filed for a residential infill at 401 1st Avenue in Upper Land Park, Sacramento. The latest application has reduced the site’s potential residential capacity, which is located across from the recently built masterplanned neighborhood, The Mill at Broadway. The permit applicant is not listed by the city’s planning department.

The preliminary application describes a three-story condominium building with a total of 38 dwelling units expected, of which twenty would include a mezzanine floor. According to the application, “the design concept creates a playful facade that alternates between black and white,” adding that “the street side units have an indented front entry to address the street.” The architect responsible for the design is not identified.

The 0.65-acre property is located along 1st Avenue between 3rd Street and 5th Street. If the project is ever completed, future residents would live by the recently-built master planned neighborhood, the Mill at Broadway.

401 1st Avenue LLC is listed as the current property owner, though Colliers has also listed the entitled property for sale with a $1.35 million asking price. Nathan Cunningham’s N8 Community LLC was listed as the previous applicant on behalf of the Roland / Vikki Saccani Family Trust.

    It looks like the latest update trims down the 401 1st Avenue project in Upper Land Park to a three-story condo building with 38 units, and the design plays with a simple black-and-white look on the street side. The site is still for sale and there’s no clear sign yet on when or if it will actually move forward.
