Plans have been approved for a seven-story mixed-use development at 1470 West San Carlos Street and 326 South Willard Street in San Jose, Santa Clara County. The latest application shifts plans away from the 105-key hotel once proposed for the corner site, now expecting over two hundred units near Diridion Station. WSC Developments is listed as the project applicant.

The 78-foot-tall structure is expected to yield around 202,847 square feet, including 139,400 square feet for housing, around 1,490 square feet of retail, and an estimated 28,700 square feet for the basement garage. Parking will include 178 cars with stackers, alongside 70 bicycles. The development will include 213 rental units, with 155 one-bedrooms and 58 two-bedrooms.
The project also designates 11 units as affordable housing, allowing the team to utilize state laws and the density bonus. The applicant was requested four density bonus waivers related to height, setbacks, common open space, and private open space.
Sunnyvale-based LPMD Architects is responsible for the design. The primary rendering published by the firm includes the Google Gemini watermark logo, an LLM-powered generative artificial intelligence chatbot. The firm has yet to reply to a request for comment. Landscape architecture will be overseen by Aitken & Associates, with improvements to the sidewalk and a central ground-level courtyard.

Demolition has already occurred for a former auto repair center. The property is around the corner from 329 Page Street, a five-story affordable project built by Charities Housing. Future residents will be a ten-minute bicycle ride from Diridon Station or a 12-minute bus ride from downtown San Jose. The estimated cost and timeline for construction have not yet been established.
