Updated plans have been filed for a suburban infill at 4103 Old Trace Road in Palo Alto, close to the city’s border with Los Altos Hills and the Santa Cruz mountain range. Plans for the vacant lot include a mix of single-family homes and accessory dwelling units, with an additional unit compared to the preliminary application. Steel Bridge Capital is responsible for the application.

The proposal will subdivide the existing one-acre lot into nine residential parcels and a common area for the street network and utilities. The project will include 16 dwelling units across seven structures. This includes six detached single-family houses and junior ADUs, and two attached single-family apartments with junior ADUs. One of the attached single-family units and the associated ADU will be deed-restricted as affordable to moderate-income households earning 100% of the area’s median income.
Ponderosa Architecture is responsible for the design. Illustrations from the Salt Lake City-based studio depict a fairly uninspiring collection of styles applied to two-story wood-frame structures. Facade materials will include stucco, stone-veneer, wood siding, and composite panels.

The property is located at the corner of Old Trace Road and Arastradero Road. The property is close to the foothills of the Santa Cruz Mountains, with easy access to trails and open space. The closest grocery store is nearly two miles away in Mountain View along El Camino Real.
The estimated cost and timeline for construction have not yet been shared.
