A commission review application has been filed for a proposed seven-story mixed-use development at 240-250 Church Street between 15th and Market Street. The residential infill would add new residences, including some low-income housing to San Francisco’s Castro neighborhood. 250 Church LLC is the project sponsor for property owner Ty Bash.

According to recently-published plans revised as recently as July of this year, 250 Church Street will now produce 24 apartments, with parking for 24 bicycles. The 74 foot tall structure will yield 28,980 square feet with 21,090 square feet for residential use and 1,990 square feet for commercial retail. Of the 24 units, there will be six one-bedroom units and 18 two-bedroom units.
The existing property contains a single-floor commercial structure occupied by Thorough Bread and Pastry. The property owner has indicated they wish to retain the bakery as a retail occupant once the building opens.

Schaub Ly Architects is responsible for the design. The approach to the building is typical of the firm’s portfolio, with angular bay windows protruding from the smooth-finish stucco exterior. The base will be aesthetically distinguished with a darker stone-look stucco finish. The inner-lot walls will be clad with cementitious siding.

Construction is estimated to cost $3.5 million and last approximately 24 months from groundbreaking to completion. New building and demolition permits have already been filed in December of 2019. The residents will be in a transit-rich corner of the neighborhood, with access to MUNI bus lines, light rail, and a six-minute bicycle ride away from the 16th Street Mission BART stop.
