New plans have been filed for a six-story residential infill at 1506 Vallejo Street in San Francisco’s retail-dense Polk Gulch neighborhood. The project will include the demolition of the existing commercial structure, home to the currently-closed Royal Oak bar. Bar owner Katherine Papageorge is listed as responsible for the application.
The six-story building is expected to yield around 17,150 square feet with 5,350 square feet for retail. Additional area will create a ground-level garage for 15 cars. Unit sizes will vary with 5 one-bedrooms and 10 two-bedrooms.
The project application lists that all 15 units will be restricted as affordable housing. YIMBY has contacted the project applicant to confirm if this is accurate. YIMBY has also reached out to confirm if the application will require merging with other parcels. The existing parcel spans less than 3,000 square feet with two structures.
Katherine Papageorge’s Royal Oak establishment was the subject of a San Francisco Chronicle story in February of 2021, as the property was listed for $8.5 million. For now, city records do not show any sales. The Royal Oak first opened in 1975 and was close in 2020 due to the pandemic. It remains closed now.
The property is located at the corner of Polk and Vallejo Street. The city block is also bound by Green Street and Van Ness Avenue to the west. Future residents will be less than a block from one of the stops on MUNI’s recently opened bus rapid transit line.

More housing is a good thing, and the building is “less than a block from one of the stops on MUNI’s recently opened bus rapid transit line.” also other pubic transit it very close. Why waste money and space on unnecessary ground-level garage for 15 cars?
