A new residential project has been proposed for development at 1701 San Pablo Avenue in Berkeley. The project proposal includes the development of a six-story building offering 100 % affordable housing units with onsite parking. The project site houses Berkeley Adult School.
Two community-based nonprofit housing providers, Satellite Affordable Housing Associates (SAHA) and Abode Communities, have partnered with Berkeley Unified School District (BUSD) to develop the project. PYATOK Architects is responsible for the designs.
The project proposes to develop affordable workforce housing that will replace a portion of the Berkeley Adult School parking lot facing San Pablo Avenue. A total of 110 rental apartment homes and 55 parking spaces in a six-story building for households earning between 30% and 120% of the area’s median income.
Preferences will be given to individuals and families employed by Berkeley Unified School District. Rents will range from approximately $700-$3,500 per month, depending on household size and income. Amenities will include a resident center with kitchen, smaller indoor gathering spaces, and a spacious outdoor courtyard. The project also includes replacement parking for the Berkeley Adult School. SAHA will serve as the onsite property manager.
The City of Berkeley has committed $24.5 million of long-term funding to the project. Other anticipated financing sources may include the California Housing Finance Agency’s Middle Income Program, the California Department of Housing and Community Development’s Infill Infrastructure Grant program, both State and Federal Low Income Housing Tax Credits, and a conventional mortgage.
Construction is estimated to begin in late 2023 and conclude in 2025.
