Construction has reached the third floor at 1030 Brittan Avenue in San Carlos, San Mateo County. The development is the third location in the city by MBC BioLabs and Dewey Land, close to their second location at 930 Brittan Avenue. Dewey Land purchased the site in early 2022 for $20 million.
The 51-foot structure will yield around 152,580 square feet total, with 75,780 square feet of lab space and 64,550 square feet of parking. The two-level basement garage will have a capacity for 238 cars. Additional parking will be included for 26 bicycles. ZFA is consulting on structural engineering, and Luk & Associates is the civil engineer.
MBH Architects is responsible for the design. Once facade installation starts, the concrete structure will be wrapped with white glass fiber-reinforced concrete panels and stone brick veneer. Jett Landscape Architecture is the landscape architect. For pedestrians, there will be sidewalk improvements and a small planter space. Employees will also benefit from an outdoor deck and a landscaped courtyard on the rooftop.
The 2.02-acre property is half a block from 1091 Industrial Road at the corner of Industrial and Brittan Avenue. Employees will be close to several shops, life science offices, and a mile from the San Carlos Caltrain Station.
MBC BioLabs is a life-science incubator based in the Bay Area. The company has opened up facilities at 733 Industrial Road and 930 Brittan Avenue. In San Francisco, MBC has been operating its earliest facility since 2013 at 953 Indiana Street, and started to occupy its newest facility at 135 Mississippi Street in August this year. MBC BioLabs and Dewey Land Company are also working on developing a new life science infill at 700 Indiana Street.
