New plans have been published for a five-story affordable housing proposal at 2400 Winchester Boulevard in Campbell, Santa Clara County. The proposal will bring 90 new apartments on VTA-owned land at the Winchester Light Rail Station. Related California and PATH Ventures are jointly sponsoring the development.
The development will bring 90 units, including two and three-bedroom apartments. All homes will be designated as affordable to households earning 60% of the area’s median income or less. Renderings show an attractive PYATOK-designed podium-style complex with an arched gallery along the redesigned bus and car drop-off driveway, as well as setbacks for open-air balconies. The ground level will mostly be occupied by on-site parking.

Ann Silverberg, CEO of Related California’s Northern California Affordable and Northwest Divisions, shared with the public, “we look forward to working with our partners to not only create critically needed housing for some of the community’s most vulnerable residents but also provide transit station improvements.”
PATH Ventures is a statewide organization focused on finding permanent affordable housing and supportive services for citizens. VTA Board Chair and Santa Clara County Supervisor Cindy Chavez shared that “the experience that PATH Ventures has is invaluable so we can ensure that we are providing the right kind of housing to meet the needs of our community.”
The 1.6-acre property is located along Winchester Boulevard between San Tomas Expressway and Budd Avenue. The downtown core, anchored by a community center and several civic complexes, is about 15 minutes away on foot. Related and PATH expect to start construction as early as 2025. If work starts on-time, completion is expected by 2027 or 2028.

I would bet the lovely 15 minute stroll to downtown is along a five foot sidewalk along a bleak strip commercial corridor with six lanes of luxury suvs whizzing by.
Walking in the South Bay is primarily only in downtown. Good luck getting there on foot. I mean you can, but it’ll take forever and you’ll probably brush up with death a couple of times. Mostly from yourself because you hate yourself for choosing to walk. Even biking is disconnected, rather unprotected and definitely not comfortable.
Why can’t they just remove all the parking and even the loop, create a nice walking plaza, fill the ground floor with shops AND keep the 90 units? Seems like a miss opportunity to actually build TOD that is TOD. You have bike, bus, and LRT right there, nix the cars entirely!
at least 8 uf us currently drive from los gatos & san jose to this park & ride to catch 101 to stanford research park – if parking is removed then we will all be driving driving instead of takijhg the bus-
