Renderings have been revealed for a new four-story single-family building at 3669 21st Street in Noe Valley, San Francisco. The proposal will be a luxury addition to the abandoned parcel, with design from the same architecture firm behind one of the most expensive homes ever sold in the city. An additional dwelling unit, or ADU, will be included on the first level. PBC Holding LLC is responsible for the development as the property owner.
Rising 37 feet high, the project yields 6,516 square feet of total area. The development features a ground-level garage space with on-site parking, access to a backyard, fitness space, and open-air terraces overlooking the city’s skyline.
John Maniscalco Architecture is responsible for the design. We last covered JMA when new permits were filed for their designed building at 35 Belgrave Avenue. The firm is also responsible for the third-highest valued home sale in San Francisco, with 89 Belgrave Avenue selling for $24 million.
The firm’s design has been fine-tuned to a replicable science, though specialized for each site. Monochromatic wood and metal will wrap around the building’s skin, with curtain walls providing a flood of light.
PBC Holdings purchased the site in 2018 for an eye-watering $6.5 million. An estimated groundbreaking date has not been announced. Construction will cost 18 to 24 months. Construction is estimated to cost just under $2 million, with a price tag of $1,947,900. $60,000 demolition permits for the existing structure have already been filed.
