Permits have been approved for the three-story townhouse development at 5527 Vicente Way in Shafter in North Oakland. Lafayette-based Branagh Development is the property owner. The firm states the units will be sized to be “affordable to first-time home buyers.”
The development will yield around 16,540 square feet across four structures. Of the 14 units, there will be six two-bedrooms and eight three-bedrooms. Parking will be included for 12 cars and 12 bicycles. One of the apartments will be designated as affordble for a very low-income household.
Workshop1 is responsible for the design and landscape architecture. Illustrations show each structure wrapped in a monotone black hardi panel facade, with horizontal lap siding at the ground level. A black-painted wooden fence will line the property, and the entry walkways will be decorated with planters and a few inner-lot trees.
Branagh Development is pursuing the project through Pine Opportunity Fund LLC. The firm first filed plans for the townhouse development in February of 2024, shifting plans away from a six-unit iteration.
The roughly quarter-acre site is located near Highway 24 and 15 minutes away from the Rockridge BART Station on foot. The project approval was filed earlier this week. Demolition will be required for an existing single-story home.

Going a little taller on the CA-24 side and salvaging the existing SFR would make this a truly awesome project.
