A new residential project has been proposed for development at 298 Munich Street in Excelsior, San Francisco. The project proposal includes the conversion of an existing commercial building to add two new residential apartments.

The scope of work includes the conversion of the existing commercial space to add two new dwelling units, creating a total of four units. The total residential built-up area will span 3,758 square feet. The first unit will be created by converting the existing commercial unit to a residential unit, the second unit will come from converting the garages into a residential unit. The building will offer three two-bedroom floor plans and one three-bedroom floor plan.

The cost of construction is estimated between $70,000 – $100,000. A project application has been submitted, seeking review and approval. The estimated construction timeline has not been revealed yet.

Imagine if entire neighborhoods like the Excelsior became even four stories tall: three full-floor flats (just as big if not bigger than a poorly laid out home), with a three car garage and an ADU (facing the backyard) on the street level. The population density would triple while still retaining the general look and feel of the neighborhood. The land utilization in these neighborhoods is really bad – a lot of small, single family homes on long lots with underutilized backyards.
