The formal application has been filed for 19300 Stevens Creek Boulevard in Cupertino, Santa Clara County. The proposal looks to replace two commercial structures with around 360 apartments near the former Vallco Mall site and Apple Park. The Hanover Company is responsible for the application.

The eight-story structure is expected to produce 363 apartments with a three-story garage. Parking will be included for 451 cars and 219 bicycles. Approximately half of the units will feature a private balcony. Residential amenities will include a community room, fitness center, pet spa, outdoor dining spaces, and two outdoor courtyards.

The complex will include 43 below-market-rate apartments, of which 32 will be deed-restricted as affordable for very-low-income households and 11 for moderate-income households. The application invokes Assembly Bill 1287, Senate Bill 330, and the State Density Bonus law to streamline the approval process and increase residential capacity.

TCA Architects is responsible for the design. The city has published one low-quality rendering for the project, showing the mid-rise complex articulated to appear like several denser structures along the thoroughfare.

The 2.67-acre property is located at the intersection of Stevens Creek Boulevard and Finch Avenue. The site is close to the former Vallco Mall site and Apple Park. Demolition will be required for two existing commercial structures.
