New Owners Purchase Site for Previously Planned Development at 211-281 River Oaks Parkway in San Jose

A major San Jose-based development project at 211-281 River Oaks Parkway has been purchased by two New York-based firms acting through an affiliate. TPG and Angelo Gordon are major real-estate sponsors on the East Coast, but their ownership of the site is a significant pivot from the previous development under the local Valley Oak Partners. Supporters of the project can hope that the new owners will be able to bring an injection of capital to the project, speeding up its production.

Affordable Housing Opens at Tamien Station, San Jose

New affordable housing has officially opened at 1221 Lick Avenue next to Tamien Station in San Jose, Santa Clara County. The Tamien Station Apartments is a 135-unit transit-oriented development built to replace a surface parking lot owned by the Santa Clara Valley Transportation Authority. The Core Companies is the project developer.

Approval Granted For 1000 South De Anza Boulevard in San Jose

The San Jose Planning Department has approved a seven-story residential infill at 1000 South De Anza Boulevard near the city’s border with Cupertino. The application invokes the Builder’s Remedy to circumvent certain local zoning restrictions and permit the construction of more than 100 new apartments. Borello Asset Management is the project owner and developer.

New Renderings For BIG-Designed Tower in Downtown San Jose

The San Jose Planning Director is scheduled to review updated plans next Wednesday for 35 South Second Street in Downtown San Jose, Santa Clara County. The plans, dubbed the Fountain Alley mixed-use project, have shifted from the previous pants-shaped office-housing complex to a 27-story and 28-story tower with 768 apartments and ground-floor retail. The project is part of the wider San Jose master plan led by Westbank and Urban Community.

The San Jose Planning Director’s Hearing is expected to vote on the five-story development with over a hundred units in the city’s Cherrywood neighborhood. Danco Group is the project sponsor, having purchased the property in 2024 for $10.5 million.

The development is expected to produce nearly a hundred units at a currently vacant corner lot. Berkeley-based affordable housing developer RCD Housing is responsible for the project.
