Zoning Worksheet Filed for Residential Care Facility at 6230 Claremont Avenue in Oakland

New zoning worksheets were filed for a proposed development at 6230 Claremont Avenue in Oakland. The site had preliminary permits filed earlier this year, outlining plans for a new seven-story senior living and residential care facility on the site. As of July of this year, the project was being developed by Ellis Partners and Spirit Living Group, but the overall property owner is listed as the American National Red Cross.

Formal permits have been filed for a nine-story apartment complex at 1025 Howard Street in SoMa, San Francisco. The project is expected to deliver more than a hundred rental apartments to the corner lot. Developer David O’Keeffe is listed as the property owner, operating through Cogac LLC.

Preliminary Permits For Cliffside Apartments in Vista Del Mar, San Francisco

Preliminary permits have been filed for a new apartment enclave in the Vista Del Mar neighborhood of San Francisco. The project, dubbed Sutro Cove, would replace two cliffside homes at 641-645 48th Avenue with twenty new for-sale apartments. Stanley Saitowitz Natoma Architects is responsible for the application and design.

Earlier this month, the City of Oakland announced its award of more than $35 million from state climate action programs to be invested in the development of new affordable housing and transportation infrastructure. The funds are focused on a new project being developed by the East Bay Asian Local Development Corporation at 285 12th Street in Oakland’s city center.

Formal permits have been filed for a small residential project at 1237 19th Street in Potrero Hill, San Francisco. The infill will increase the unit count for the narrow lot from one to two units, utilizing Senate Bill 423 to streamline the process. Tim Brown of Brown & Co. Group is listed as the project applicant.

The San Francisco Planning Department has approved plans for a 67-story mixed-use skyscraper at 10 South Van Ness Avenue. The proposal seeks to replace a two-story commercial building with 1,019 apartments, ground-floor retail, and basement parking in what would become the third-tallest building in the city. This approval comes soon after reports that the developer, Crescent Heights, hopes to start construction as early as 2027.

For the last twelve days of 2025, SFYIMBY will continue our tradition of reflecting on the biggest stories we’ve covered each month across the region. This November saw a range of stories, including new housing in The Presidio, demolition of a funeral home in Lower Nob Hill, and a new frontrunner in the unofficial race for the tallest building in Berkeley. California Forever revealed its plan to expand the existing Suisun City municipality with its controversial planned city. However, the biggest stories came from Align Real Estate, with plans published this month to redevelop Safeways in Bernal Heights, the Fillmore District, and the Outer Richmond.

October started with a controversial story we broke about developing the only commercial retail with housing on Bay Farm Island, Alameda. We then covered ribbon cutting events for affordable housing projects in Civic Center, Mission Bay, Potrero Hill, and West Oakland. In Berkeley, we documented demolition progress at 2140 University Avenue and 2300 Ellsworth Street, and lastly, plans for a new office tower in San Francisco were approved.
