Hines Gets Loan Extension for 61-Story Parcel F, San Francisco

Permits are approved, and construction was expected to start two years ago, but now the site remains undisturbed while the project developer has received an extension for two loans totaling $80 million. Both JPMorgan Chase Bank and United Overseas Bank have pushed the deadline for Hines through October for two $40 million loans pertaining to the 61-story proposal at 550 Howard Street in SoMa, San Francisco. If built today, the mixed-use tower could become the fourth tallest tower in the city.

The fifth tallest building in the Bay Area planned or built in the SFYIMBY January 2021 Countdown is the Transbay Parcel F at 550 Howard Street in SoMa, San Francisco. Proposed by a joint venture with Hines, Urban Pacific, and Goldman Sachs Asset Management, the mixed-use tower will rise 806 feet above street level. Construction is scheduled to start in the first quarter of next year.

Rosewood San Francisco Announced for 550 Howard Street, SoMa, San Francisco

Hines has announced a deal with Rosewood Hotels and Resorts to occupy the hospitality portion of 550 Howard Street, a mixed-use tower set to break ground early next year in SoMa, San Francisco. Dubbed Parcel F, it is the tallest of the remaining Transbay tower parcel remaining. The 806-foot tall tower is being developed by a joint venture with Hines, Urban Pacific, and Goldman Sachs Asset Management.

The 21st tallest tower in the Bay Area planned or built is Spear Tower in SoMa, San Francisco. Rising to a 564-foot pinnacle, Spear Tower is the taller of a two-towered complex, One Market Plaza. Rising across the Embarcadero, the development was completed in 1976, connecting the two new towers with the 11-story 1916-built Landmark Building on Market Street. Welton Becket Associates is the building architect.
