The San Jose Planning Commission is scheduled to vote on the mixed-use residential development at 2880 Alum Rock Avenue, east of Downtown San Jose in the Alum Rock neighborhood. The proposal would create two structures with 164 new residential units and 7,500 square feet of commercial space. Pacific West Communities is the property owner.
The two 76-foot tall structures will yield 81,820 square feet for residential use and 7,000 square feet for commercial retail. Unit sizes will range with 92 studios, 58 one-bedrooms, and 14 two-bedrooms. Podium-grade parking will be included with a capacity for 102 cars and 44 bicycles.
Of the 164 dwelling units, 10% will be for extremely low-income households earning 30% of the Area Median Income (AMI), another 10% will be designated for very-low-income households earning up to 50% AMI, 20% will be for low-income households earning up to 60% AMI, and the remaining 60% of all units will be for moderate-income households earning up to 80% AMI.
AO Architects is responsible for the design. Facade materials will range from smooth finish stuck to brick veneer. At the ground level, the facade will be varied further with decorative porcelain tiles and wall-mounted green screens.
Ruggeri-Jensen-Azar, i.e. RJA, will be the civil engineer and Thomas H. Phelps Landscape Architecture has been hired as the landscape architect.
The proposal is endorsed by the Housing Action Coalition, while the Alum Rock Village Action Committee, or ARVAC, hopes the city council will reject the application and stall the development for more review. City staff is recommending that the project be approved.
