Concrete has topped out for a new affordable housing project at 681 Florida Street, located in San Francisco’s Mission District. The nine-story project, named Casa Adelante, has replaced low-slung commercial structures with 130 new homes. The Mission Economic Development Agency and Tenderloin Neighborhood Development Corporation are joint developers.
The building contains 145,490 square feet with 130,640 square feet dedicated to residential use, 9,140 square feet of light industrial floor space for a gallery or performance area, including a 1,500 square foot second-level mezzanine option, and 5,170 square feet of useable open space. Of the 130 units, thirty percent, or 39 units, will be permanent supportive housing provided for unhoused families. Of the total housing stock, there will be 44 studios, 31 one-bedroom, 38 two-bedroom, and 17 three-bedroom units.
A community room, waiting lobby, and management offices will be open on the ground level. An open rooftop deck beside a laundry room will also offer residents access to a planting area. The building is anchored with a double-height performance and practice space for Carnaval, a local arts institution. Yet to be installed is a large art gate at the main entrance, activating the streetscape.
Mithun is the project architect. According to the firm, the design aims to cultivate a family-friendly environment, saying the “rooftop gardens, generous ground-floor community space, and healthy materials contribute to a building for all ages.” The facade embraces its materials with exposed concrete and fiber cement.
MUNI buses run along Bryant Street and 16th Street, three blocks away. The 16th Street BART Station is just over 15 minutes away by foot.
The project broke ground in October 2020, with construction expected to last 22 months. The building is anticipated to finish this summer. The development is across from 2750 19th Street, a block away from the KQED Headquarters and two blocks from the future SFMTA Potrero Yard mixed-use redevelopment.

Happy to see this block finally get closer to the finish line, esp given all of the NIMBY opposition from the start.
It’s also worth noting that the developer, Nick Podell, donated the lot that these affordable units are on, to the city in order to get these built—not that it’s all that uncommon via the pressure and tactics housing-opposition groups use to squeeze builders for land, units or money.
