SFYIMBY has revisited the site for One Santana West, documenting the now-complete office building located at 3155 Olsen Drive in San Jose, Santa Clara County. The new office is phase one for the developer, Federal Realty, with plans for a second large office building, refurbishing the historic dome theater, and an unreleased project for the vacant property across Olsen Drive.
Santana West will cover 13 acres with the three office buildings, the renovated theater, and public open space. Construction of the three office buildings will span 934,750 square feet, with approximately 850,000 square feet of rentable office space.
San Francisco-based STUDIOS Architecture is the project architect for One Santana West. BKF is consulting for civil engineering, GLS is the project’s landscape architect, and Holmes Structures is the structural engineer. Devcon is the project’s general contractor. Newmark is leading the leasing marketing outreach.
Coverage from George Avalos for the Bay Area News Group has published new renderings for the Century 21 building at 3161 Olsen Drive. The historic theater is the last of three similarly-designed dome theaters on the site, all operated by Century. The landmark building will be rehabilitated and retrofitted to increase its square footage from 19,400 to 31,600 square feet. The future programming for the building has not yet been decided, as plans for the structure are in a preliminary stage. TEF Design will be responsible for the rehabilitation of the historic theater.
Demolition has already occurred for Century 22, Century 23, and the Flames Restaurant building. Century 21 was the oldest of the three theaters, first opening in 1964. Project documents describe it as “an early and notable example of a Cinerama-type theater designed by Architect Vincent G. Raney.” It was designated a landmark in 2014 by the San Jose City Council.
Federal Realty is the same developer responsible for the Santana Row. Santana Row opened in the early 2000s with 18 blocks containing 2.1 million square feet of retail, 615 rental homes, 219 privately-owned condos, over 683,000 square feet of office space, a boutique hotel, a movie theatre, and more. Several new buildings have been added to the 40-acre complex since opening, including a new office building now leased by Splunk, an American software company.
UPDATE: The story has been updated to reflect that TEF Design will be the architect for the rehabilitation of the Century 21 dome.
