New plans have been approved for a residential project at 4300 Stevens Creek Boulevard in San Jose, Santa Clara County. The construction will create housing, shops, and a new hotel, but crucially not the once-proposed offices that would bring the desired job growth near housing proposed in the Urban Village Planning. Miramar Capital is the project developer.
Demolition will be required for three buildings across 9.07 acres instead of five across 9.27 acres. The two buildings to remain are occupied by a pizza shop and a Dialysis center.
Construction will yield 580 homes, 10,850 square feet of retail, and 250 hotel rooms. Parking will be included for 704 cars and 217 bicycles. Of the 580 homes, there will be 407 market-rate units and 173 affordable housing. While there are two fewer dwelling units total, the affordable capacity has nearly doubled from the initial plan of 87 below-market-rate units.
KTGY Architects is responsible for the design. The podium-style project will be marked with a varied facade treatment, setbacks topped with shared terraces, and private balconies. The property will be improved with an acre-wide public promenade with landscaping and seating.
Of the 173 units, 58 will be affordable for households earning around 50% of the Area Median Income (AMI), 29 units will be priced for 60% AMI, 29 units for 80% AMI, and 57 units for 120% AMI households.
Construction is expected to last around two to three years from groundbreaking to completion.
